
Acquired out of foreclosure from the Resolution Trust Corporation,
Presidential Plaza in Syracuse, NY, consists of Jefferson
Tower, a 260-unit luxury apartment building with 12,000 square
feet of retail and office space; 600 East Genesee Street,
a 54,000 square foot medical office building; and 550 East
Genesee Street, a 21,000 square foot general office building.
From 1995 through 1998, over $1.5-Million was invested in
the properties in capital improvements. Since then, occupancy
rates have been maintained at close to 100% in all markets.
Originally purchased for $3,000,000 the Presidential Plaza
is now valued in excess of $9,000,000.

550 Harrison Center is a 100,000 square foot medical complex
in downtown Syracuse, NY. Sutton accomplished the redevelopment
and turnaround of this property from a defunct mini-mall
into one of the premier medical office buildings in Central
New York. A principal tenant, Harrison Center Outpatient
Surgery Center, the first multi-specialty, privately owned
ambulatory surgery center in New York State, was developed
and syndicated by Sutton. The real estate itself, purchased
for $875,000, is now valued at over $17-Million.

Originally developed as 125,000 square feet of Class A
office space in downtown Syracuse, with a parking garage
of 210 spaces, the property was purchased and syndicated
by Sutton, in a changing market, and ultimately renovated
and converted into the University Health Care Center,
the ambulatory care facilities of the SUNY Upstate Medical
University. Purchased for $6.4 million , the property
is now valued in excess of $14-Million.

Under contract to Crouse Hospital, Sutton managed the development
of the 100,000 square foot Crouse Physicians Office Building,
including design, syndication of the equity to participating
physicians, negotiation of construction and permanent financing,
supervision of construction, and management of the completed
facility. Most recently, Sutton negotiated the purchase of
the Hospital’s general partner position and the fee
interest in the land (replacing a long term ground lease).
Now entirely in the control of private interests, the Crouse
Physicians Office Building continues to perform as one of
the most successful real estate ventures in the history of
Central New York, with Sutton as managing agent and co-manager
of the Limited Liability Company.

Sutton acted as development and financial consultant to
the Northeast Center for Special Care, a 280-bed facility
dedicated to the rehabilitation of brain-injured persons.
Located in the Hudson Valley, the Northeast Center for Special
Care is the first such facility in New York State and one
of the largest facilities of its kind in the world.

Under contract to Loretto, the largest provider of services
to the elderly in Central New York, Sutton acted as development
and financial consultant in the creation of a geriatric/health
care/community center project in Utica, NY, consisting of
a 120-bed skilled nursing facility, 156 beds of enriched
housing, a 50-person adult day care center, 30,000 square
feet of primary care medical services, and a 40,000 square
foot community center, located in and adjacent to a renovated
and redeveloped 350,000 former high school facility. The
project financing included a $19.2-Million loan guarantee
from HUD, $3.9-Million from the City of Utica through the
Section 108 Loan Program, and contributions and loans from
Utica-based foundations and banks.

Sutton, in joint venture with its architect partner, developed
Schuyler Ridge, a 120-bed skilled nursing facility in Clifton
Park New York. Originally under long-term lease, the facility
has recently been sold to the Seton Health network, its not-for-profit
operator. The innovative, non-institutional design for this
facility, received with enthusiasm by the New York State
Department of Health, is being replicated in other projects
in New York State. Schuyler Ridge operates at full capacity,
and expansion is likely.

Sutton joint ventured development of the first skilled nursing
facility in the United States Virgin Islands. Sea View is
an 80-bed facility with site and design considerations allowing
for expansion to 120 beds.

Originally developed as subsidized housing and operated
under a Section 221d(3) Regulatory Agreement with the Department
of Housing and Urban Development, Genesee Gardens is a unit
garden apartment project in Auburn, NY. Sutton, the property
manager for more than three decades, has recently negotiated
the purchase of the general and limited partnership interests
and is undertaking the renovation of the property and its
conversion to conventional, market rate housing. On completion,
Genesee Gardens will be transformed into the premier apartment
address in Auburn, at the heart of Central New York’s
Finger Lakes region.
